You don't need a valuation often. But when you do, you need one that's right.  

Here's what happens in the background before we ever put a number on paper;

We don't just pull a couple of recent sales off the internet and call it a day. Every report from Masons starts with a proper site review, check the title and zoning, what are the improvements, do they add value, what is the streetscape like, adjacent land uses, and anything else that you cannot get from looking at Google Earth.

Then comes the data. We cross-reference a range of local recent sales and current listings, days on market and check the rating vals. We layer in zoning overlays, heritage considerations, and market momentum. We ask: What would this property actually fetch in this market today — not last year, not next month, but right now?

That's the difference between a number you hope is right and a valuation you can bank on.
