Nature Strip Trees an Influence on Property Values
A recent Sydney study shows how small, site-specific factors can materially affect property value, and why they matter in valuations. This is directly relevant in Melbourne, where property characteristics at an individual lot level can influence value beyond standard comparable sales.
Analysis by the University of Technology Sydney’s School of Built Environment, published in the journal Cities, examined 1,568 property sales in the City of Sydney and found a single street tree within 10 metres of a home could reduce value by up to 2.69% – around $70,000 at the area’s average price point. Trees positioned 10 to 20 metres away were associated with a 1.16% increase in value.
While the study is limited to one Sydney LGA and cannot be applied directly, it highlights how features not captured in headline data affect pricing outcomes.
In Melbourne suburbs such as Boroondara, Darebin and Merri-bek, where properties are positioned close to streets and surrounding infrastructure, factors like tree proximity, root systems and shading can influence how a property is assessed.
This creates a valuation risk. Two similar properties can differ in value due to factors not immediately visible in comparable sales.
