Melbourne's Auction Market Improving
Melbourne's auction market is showing renewed buyer confidence after years of subdued property performance, highlighting the importance of recognising shifts in demand as they emerge.
According to Domain, Melbourne's preliminary auction clearance rate reached 63% in early August. This was its strongest preliminary result since 28 February, when it reached 66%. The latest result was also higher than Sydney's 49%, Brisbane's 26%, Adelaide's 51% and Canberra's 44%.
Domain chief residential economist Nicola Powell says Melbourne's prolonged underperformance means the city now presents greater value than other capital cities that have experienced stronger price growth. The 63% clearance rate indicates a relatively balanced market between buyers and sellers.
Changing buyer demand is important context when assessing property values. Independent valuations consider recent comparable sales and current local market evidence, allowing changing conditions to be assessed at the individual property level.
That is particularly important for private lenders, insurers and liquidators who need objective, up-to-date assessments of value rather than relying solely on broader market indicators.
