Data from Little Hinges, based on more than 12 million digital inspections, shows buyers spend the most time in open-plan living, kitchen and dining areas, averaging 65.2 seconds per visit nationally and 77.1 seconds in Victoria.
These areas act as primary value anchors. Bedrooms and bathrooms are generally assessed quickly as confirmation checkpoints, while entrances and circulation zones attract significant attention, accounting for 16% of total inspection time and increasing in importance at higher price points.
For residential assets in Darebin and Boroondara, this has clear valuation implications. In established suburbs where layout and renovation quality vary, pricing outcomes are often shaped by living zones and entry flow rather than bedroom counts alone. Garages, home offices and well-integrated outdoor spaces are also emerging as differentiators.
